Our subdivision is in Ka’u above Discovery Harbor contiguous to the 68,000 acre Ka’u Forest Reserve as your back yard. At the 68 mile marker on the main highway, is Kiolaka’a Road. If you follow that road bearing to the left past the Kiolaka’a Ranger Station you’ll dead end into my pastureland subdivision’s cattle gate called “Kiolaka’a-Kea’a Homesteads Subdivision”. There is a 2 lane County road from the main highway almost up to the Ranger Station. Then there’s a dirt road dead ending into our front gate. When I sell a few lots then I can pay for the road surfacing and underground utilities, which will then be maintained by the County. The internal subdivision road will be private.



Our Kiolaka’a-Kea’a Homesteads subdivision, consisting of 10 lots 20 acres each, is extremely private: The Kiolaka’a Road dead ends into our front gate at about 2,100 feet above sea level. We have about 1 mile of 68,000 acre State Forest frontage on the other side of which is the 116,000 acre expanded Hawaii Volcanoes National Park – Kahuku Entrance. Most of the lots have coastal & ocean views with all of them having forest and ocean views. The Ka’u Forest Reserve offers hiking, horseback riding, bird watching, artesian springs and many other outdoor activities of your choosing.



At this point-in-time our lots are platted and the permits to build the road and road way improvements have been issued. We want to sell 3 or 4 lots to pay for roadway construction and underground utilities (water is catchment) and pay off our debts to convey free and clear title. 20 acre lot prices start from $650,000. We may offer seller financing.



TMK 9-4-5: 20 a 20 acre parcel was purchased by two brothers in 2 separate transactions for a total of $745,000 September 5th and 7th. Our properties are also in 9-4-5.



Appraised values: Please note that this land is up-country above the main highway up against the Ka’u Forest Reserve with nice ocean and forest views, several with coastal views. There are many much less expensive 20 acre lots lower in elevation, so-to-speak mid-country, which confuses the value. As you descend to lower elevations the wind picks up and there is considerably less rainfall. For good reason there are enormous wind mills in that area where the wind is more and the rain is less.



This is for TMK (3)9-4-5:10, which access to the 68,000 acre Ka'u Forest Reserve is through an easement from our private interior subdivision's road. This lot has ocean, forest, and more like, here and there, peek-a-boo coastal views.
